Santa Clara convent

Now Arquitectura, together with an architecture studio from the city of Lorca, draws up the basic and rehabilitation project for the Santa Ana and Santa María Convent.

Located in the south city centre, the Monastery consists of a single nave church with a gabled roof of wooden trusses and interior faux vault, with access through a central tower.

Next to the gospel area of the church, there is a two-storey cloister where you can find the cells and most of the zones used by nuns: refectory, resting and working areas. This building has basements covered with flat slabs where you can find the bakeries where the nuns baked their pastries. It also has some other buildings next to the garden, as well as a two-storey structure that was built recently.

The church of the convent is included in the Local Heritage List (sheet 9) of the General Urban Planning of Lorca, approved by Order of the Regional Minister of Housing, Public Works and Transport dated April 18, 2003, and published in BORM (Spanish Official State Gazette) nº 139 of June 19, 2003. According to the Ministry of Culture, this sheet shows the level of protection of the church is level 3.

On May 11, 2011, seismic movements were recorded in the city of Lorca, with epicenter in Sierra de Tercia and with recorded magnitudes of 4.5 Mw and 5.2 Mw. As a result of the earthquakes, the cloister and other annexes were severely damaged, and the church roof and its bell tower collapsed.

Rehabilitation of ground and lower-ground floors and specific interventions on the roof and the rest of the building.

The main pathologies to be solved were water leaks and damp on the lower-ground floor. To solve the problems, we carried out a concrete slab with a ventilation chamber, a drainage system with the installation of bilge pumps and a wireless electro-osmosis system to reverse the polarity of rising damp.

FLAT REFURBISHMENT IN SANTIAGO DE LA RIBERA

Project to refurbish a flat in Santiago de La Ribera. We fulfilled a comprehensive study of the layout of the house, aimed at a couple with children, creating a modern environment. Building orientation was used to improve ventilation and lighting, resulting in a completely improved house.

COMPREHENSIVE HOUSE REFURBISHMENT

The clients wanted a house where they could express their personality with coatings that conveyed the identity and contrast among the different rooms.

Each corner is designed in detail to comprise a heterogeneous and rich whole, creating functional spaces with a variety of sensations.

We obtain a comfortable, practical space, without forgetting the representative picture of their personality.

In this project we were able to work hand in hand with the client, involving him in the whole process of coordination and interior design of the house.

FAÇADE REHABILITATION IN CARTAGENA

Over the years, climate agents and lack of maintenance can have a significant impact on buildings. The residents wanted a restoration of façades to obtain a good appearance of the building in the city.

Besides, in the process we tried to minimize the future maintenance of the building by using materials such as water-repellent coating for bricks to obtain a waterproof surface protected from external agents.

The repair of the rusted front railings was an important problem to solve, so we cleaned and painted them with anti-corrosion paint.

The project was particularly complex due to the individual interventions in every flat, since the residents had different enclosures and building solutions for changes made in hindsight. The rails were adapted to this, as well as the removal of window boxes replaced by new window ledges in national granite.

RENOVATION AND INTERIOR DESIGN IN A FLAT

A couple and their little boy were willing to embark on their new life project, two adjacent dwellings that were transformed into a spacious dwelling.

Hard-working people who appreciate their time, so the space should express peace in every corner and simplify daily routines, creating a quiet atmosphere.

As a result, we designed a practical house, which optimizes the space by generating extra storage spaces. The finishes express purity and peace. A multifunctional kitchen that serves many purposes including different sitting areas and that simplifies the routes with other rooms of the house such as the laundry or the utility room.

The result is a house with a great character including glass panel walls in the hall and a custom made black aluminium grid door in the kitchen.

The use of light sensors and motorized blinds in the home create a comfortable space for everyday life.

REFURBISHMENT AT CALLE REAL

A young couple, a little girl, and a dream to come true.

Because they really knew every detail can make a difference, that a simple coated wall should have a character, and that they wanted to make it happen by optimizing resources.

In their kitchen they wanted nature, their bathrooms should reflect their personality, they wanted to feel comfortable on a natural and warm floor, all with the best lighting conditions.

A family who finally brought their ideas to life; transforming each computer graphic generated in the study in their new life project.

The keynote in this particular refurbishment was the design of spaces focused on an optimal functional life. They were also provided with interior design services.
